The Audubon Apartments: Before

The Audubon Apartments built in 1914 had sat empty for over ten years when Michael Martin owner of Architectural Renovators LLC (AR) bought the structure and the property next to it at a sheriff’s sale for $40,200.00. The Audubon Apartments had been known as “The Honeymoon Apartments”.   When the Audubon was first built young married couples could not afford to buy or build a home downtown so the Audubon became their first residence. AR began work immediately removing years of over grown landscaping that was taking over the building.  Michael's vision was to maintain as much of the original character as possible on the interior while bringing the lifestyle of the new residence into this century.  The high ceilings, trim work, built-ins, and original hardwood flooring are being restored back to their original beauty. A high priority was to install all new electrical, plumbing, new high efficiency window panes, new HVAC and drywall instead of plaster walls giving the units a much needed updated function and usefulness. Following are some of the pictures of the structure as we found it.  We will continue to blog as the remodeling and renovation shows progress.  The first six apartments in the back of the building will be available for leasing in March.  The community has expressed lots of interest and I am sure it will be occupied quickly.  If you would like information please call Shirley, Tues – Thursday at the AR office (812)422-2215. front of audubon apartments This is the front of the building facing Riverside.  The fixtures are being custom made to replicate the period of the structure and what was originally on the building.  The front storm door will be removed and the wood front door restored.  The stain glass in the side panels will also be restored. the audubon apartments The brick structure was very sound and did not need attention but the landscaping was overgrown and hiding the beauty of the building.  In addition to all new landscaping the complex will now include a large fenced in patio for residence to enjoy plus 10 off street gated parking spaces. old audubon aprtments All of the walls are lath and plaster and will be replaced with drywall.  The trim will be stripped and repainted white.  Most of the original built-ins will be restored and usable for the tenants. audubon apartments inside The common stairwells will all be refinished and restored. audubon apartments evansville indiana As much as possible of built-in character will be retained.   This is the dining room in one of the three bedroom apartments. audubon apartments old bathroom All bathrooms will receive a total renovation with new porcelain tile, walk in glass enclosed shower, new vanity sink and commode. audubon apartments shower This is one of the bathrooms with the tub already removed and The shower pan already installed. old audubon apartments evansville indiana All of the apartments will have the original wood floors sanded, re-stained, and finished to their former beauty.
